Not much, a million dollars these days doesn't do much. Especially with all the temptations placed in front of a person..

$1 million is actually not a lot in todays environment. Investing makes sense, but what doors does it actually open for you in that regards?

First off, youre still not ?high net worth. With long term stock market returns continuing to be depressed by a low ?risk free rate, the proportion of risk to reward for public equities is pretty bad for those seeking a low risk/high reward. So no stocks, especially because equities are dominated by index funds which are artificially dragging large caps past reasonable valuations.

So maybe bonds? Except the 10 year is at 2%. As interest rates go low, bonds become really sensitive to even small changes in rates. 2% isnt a great yield to work with (it comes out to $20k after tax on $1 million, which isnt the life changing amount many hope to have). Higher yielding debt has both a liquidity and risk problem, so thats out too.

Private equity funds are tough to get access to with this low of a capital base. Same with hedge. Both are illiquid as well, and have lockout periods.

So alts. Most have high capital entry costs. I think given the relatively cheap credit environment, residential retail is probably the best investment. Levered to 70% loan to value, you could effectively buy $3 million in residential property. If you know how to run them (or just hire a property manager), this is relatively solid passive income while you slap a 30 year fixed rate loan on top and just amortize it down forever, keeping the cash as another income stream. Even resi runs at a solid 5-6% cap (operating income/cost), and levered at 4% to 70% and no other carry costs thats a 9% return on capital (give or take)

So buy apartments, basically

Pay off student debts, max out TFSA, invest in a property, enjoy what's left of the 1mil afterwards
